Complex multifunctional block is deliberately oriented towards river and unique environmental visual links. It is naturally placed into existing city structure by creating and exposing separate functional zones – public and residential. The newly formed surrounding context dictates the height, size, scale and space relation of new volumes. The environmental accent Sport Palace is being reconstructed to adapt it to different events. It is exposed as the main architectural accent and joined into unified public complex with the building of Public Prosecutor’s Department, Commercial Center and covered stadium. New separate volumes create moderate background. Their typological solution is universal: buildings situated next to Passage can be used for offices and the separate blocks situated deeper can be used depending on market demand either for offices or residential apartments. The chosen solutions allow the complex to be developed step by step and give possibility to leave existing now buildings in the block or gradually change them into new buildings.
